Dordogne Farmhouse
LES CHARMETTES is a beautifully restored Dordogne farmhouse located near the hamlet of St. Geyrac &Â within easy reach of Perigueux. Situated at the end of a private drive, with is own private heated swimming pool (May to September), the gite is surrounded by meadows and trees. The house offers all creature comforts and privacy – offering a perfect spot to “spool down” – whilst being strategically convenient for access to the principal tourist haunts of Les Eyzies, Le Bugue, Sarlat, Lascaux. The gite itself caters for nature lovers with a wide range of animals and birds from hares to hawks and buzzards, deer, foxes and many varieties of wild flowers and butterflies.
Comfortably accommodating two couples or a family of four, the gite is light and airy. Inside it is well appointed with all of the facilities needed to ensure a relaxing and stress free holiday. Outside there is a rear patio for private sunbathing and a deck overlooking the pool and paddock which offers an excellent al fresco dining area for BBQs or breakfast outside.

Accommodation
The hall, kitchen and living areas all have French windows/doors overlooking the meadow, making the area bright and airy. The floors are are fitted with underfloor central heating for the winter. The entrance is through French doors into a hallway with balcony and stairs to the mezzanine sleeping area.
The living area, under a cathedral ceiling with open beams, features an open fireplace, and is nicely furnished providing a comfortable atmosphere.
Bedrooms
There are two ensuite double bedrooms. One is on the left of the hallway, and the second is off the rear of the Living/Dining area.
Bathrooms
One bathroom features a loo,sink and monsoon shower. The second bathroom features a loo, sink and bath/shower.
Living / Dining Area
The Living area features a sofa, two armchairs, and a TV ( UK). WiFi is available over an open link. The Dining area seats up to 6 people. Both areas open on to the terrace adjacent to the pool.
Outdoors
There is a picnic table on the main terrace overlooking the pool and the meadow, as well as a small sunbathing terrace, which gives off the second bedroom.
Prices are in Euros/week, and are normally based on an occupancy of four people: two couples or a family of four.
Domestic pets are charged an additional €13.00/week/pet.
A non-refundable Reservation Confirmation deposit of 25% of the Rental Amount is required to confirm the reservation. This should be protected under some form of Travel insurance. The balance of the Rental Amount is due 6 weeks before arrival, and is normally not refundable.
Bookings must be for a minimum of 2 weeks.
Payments must be made in Euros by Bank Transfer.
The local Taxe de Sejour of €3.00/ppn, will be added to the Rental Agreement.
A Security Deposit of €250.00 is payable against non-normal wear and tear. This will be included in the Balance Payable and is refundable via a Bank Transfer after a pre-departure inventory.

The Security Deposit will be returned by Bank transfer after a pre-departure verification that the property has been left in its original condition, aside from normal wear and tear.
The normal weekly rental period is from 1700 CET Saturday through 1000 CET Saturday the following week. Other periods are negotiable.
